The Corporation of the Municipality of Chatham-Kent invites all interested parties to provide a full design package of detached Additional Dwelling Units (ADUs) for inclusion in a publicly available design catalogue.

The primary goal of this proposal is to make the permit process easier and more efficient for the homeowner. For the purpose of this proposal, the development of ADU design packages will focus on those in buildings ancillary to a permitted dwelling, meaning a detached ADU located in an accessory building. Consideration should be given to the Municipalities Zoning By-law for all prospective designs (i.e.. Accessory Uses are limited to 10% lot coverage)

Interested Proponents should include the following in their submission: 

1. High resolution exterior rendering(s) of the design and floor plans for public display which meets the following criteria:

• Jpeg and pdf format
• Minimum 1920 x 1080 pixels

2. Suggested “Design Name” for promotion on Chatham-Kent’s website. 
3. A complete certified permit package for all ADU designs as outlined in the Building Permit checklist which should include at a minimum: 

• Foundation Plans
• Floor Plans
• Elevations
• Sections and details
• Engineered truss drawings if applicable
• HVAC Duct Design c/w Residential Mechanical Ventilation Design Summary Form

4. Confirmation of registration with the Chatham-Kent Home Builders Association
5. Estimate of total cost for the construction of proposed design. This will be used to inform members of the public of the range of cost needed to move ahead with the design. 
6. All drawings to be designed and certified by a qualified person as required by the Ontario Building Code, and all other relevant legislation.

The proposal assumes a fee structure between the Consultant and the Municipality whereby the Municipality will pre-approve the ADU designs as part of this exercise for public use. Use of the drawings will be managed through direct contact with the Consultant for a reasonable fee, which will be proposed as part of this proposal. Successful Proponents will be required to enter into a Memorandum of Understanding with the Municipality for a set term with the following requirements:

• The fee charged by the Proponent to any prospective homeowners and/or builders for use of the pre-approved design will not exceed $1,000. 
• The Proponent will remain a member in good standing with the Chatham-Kent Home Builder’s Association
• The MOU only applies to designs pre-approved through this program and provided on the Municipalities website.

Successful designs will be displayed on the Municipalities website, with the Proponents contact information available for public use.
